Most people find out too late what a roof costs.
So we published the numbers. Put your house into the estimator below and you'll have a real range in about twenty seconds, before you talk to anybody, including us.
Family owned in Canton since 2011. Same four crews, no subcontractors, no door knockers.
What your roof will actually cost
Nobody in Cherokee County publishes this, which is why every homeowner we meet has already sat through three sales visits just to learn a number. Here it is first instead.
Off your tax record or Zillow. Close is fine.
If you can't tell, leave it on average. Most homes around here are a 6/12.
If a storm did this, you are probably not paying for it
Most roofs we replace in Cherokee County are paid by a claim, and most homeowners have never filed one. Here is the whole sequence, including the part where you pay your deductible and nothing else.
We look first, you call second
A denied claim stays on your record and can affect your premium. So we get on the roof and tell you honestly whether there is enough damage to be worth filing. Sometimes there isn't, and we say so.
We do thisYou file the claim
It has to come from you, not us. Takes about fifteen minutes on the phone or in your insurer's app. We give you the date of loss, the damage description and the photos to attach.
You do thisThe adjuster comes out
We meet them on site, at no charge, and walk the roof with them. This is the single step that decides whether your claim is approved, and homeowners who are there alone usually miss things the adjuster can fairly be shown.
We do thisYou get a scope and a check
The first check is usually the actual cash value, not the full amount. We read the scope line by line with you, flag anything the adjuster left out, and supplement it with documentation if it is short.
TogetherWe build it, then the rest is released
You pay your deductible. That is your out of pocket. Once the work passes inspection, your insurer releases the recoverable depreciation, which is the second check. Anyone offering to "cover your deductible" is committing insurance fraud and will not be here when your warranty matters.
Us, then your insurerThree real choices
There are more, but in this county on these houses, it is almost always one of these three. Costs are installed, per square foot of roof surface.
| Material | Installed cost | Realistic lifespan | Worth it when |
|---|---|---|---|
| 3-tab shingleThe flat one | $4.25 – $5.75per sq ft | 15 – 18 yearsLess in full sun | You are selling inside two years, or it is a rental and the math has to work. |
| Architectural shingleThe dimensional one Most common here | $5.50 – $8.00per sq ft | 25 – 30 yearsHandles wind better | You are staying. On most Cherokee County homes this is the right answer and we will tell you so. |
| Standing seam metalThe ribbed panels | $11.50 – $17.50per sq ft | 45 – 70 yearsOutlives the mortgage | You are staying twenty years, you are on acreage, or your HOA is pushing the farmhouse look. Not worth it on a flip. |
After a hailstorm, half the trucks in your neighborhood are from out of state
They arrive within a week of a storm, knock doors, sign as many contracts as they can, subcontract the work out, and leave. Your workmanship warranty is only worth whatever the company behind it is worth in five years.
We are not making a character argument. Check these four things on anyone you are considering, including us.
- A Georgia address you can drive to. Not a PO box, not a suite number at a mail store.
- A license number you can look up. Ours is RC-44187. Georgia's licensing board search is public and free.
- Reviews older than the last storm. A company with 200 reviews all from the last ninety days followed the weather here.
- Nobody offering to eat your deductible. It is illegal in Georgia and it tells you what else they will do.

Each of these is a real page covering that town's permit process, the roof age on its most common subdivisions, and what we charge to get there.
What people say
Told us our hail damage probably wouldn't clear a claim and we should wait. Cost them the job that year. We called them first when it finally did.
Janine R. · CantonMet the adjuster on the roof and caught three slopes he'd left off the scope. Difference was about four thousand dollars and I would never have known.
Marcus B. · WoodstockThe estimator on their site was within six hundred dollars of the real quote. After three other companies refused to give me any number at all, that was the whole decision.
Tom & Dee H. · Holly SpringsWe will tell you if you don't need a roof
Forty minutes on site, photos of everything we find, and a written range the same day. If the answer is that you have six more years in it, that is what the report will say.
